NOTICE TO HOMEOWNERS - VILLAS OF RAINBERRY LAKE            Mar. 18, 2019


A group of “concerned residents” that have been very vocal at recent board meetings have sent multiple emails to the Villas HOA board of directors (hereinafter referred to as the HOA) accusing the HOA of not complying with
certain state regulations, not adhering to the rules and bylaws of the association and failing to levy fines against
homeowners that have fallen behind in the maintenance of their individual properties. This group of “concerned
residents” (hereinafter referred to as the Group) have not formally identified themselves in a written statement,
but are identifiable via email addresses received by the HOA. The Group also claims to have hired outside legal
representation.

The HOA will defend itself against these claims and is preparing legal responses to the Group through the
homeowner's association long-time legal firm located in Boynton Beach (hereinafter referred to as Legal Counsel).

Legal Counsel has agreed to assist the HOA with reviewing all claims made against the HOA, recommending rules
of engagement to be used at all future board meetings, and the preparation of all needed legal responses. Legal
Counsel will also receive and process all communication sent to the HOA by the Group; as the HOA will no longer
accept verbal or written communications from the Group unless it is sent via certified mail to the HOA c/o Legal
Counsel.

Legal Counsel has also agreed to provide conference room space to host inspections of official HOA documents
(including financials) that will be scheduled with Group members in accordance with Florida Statutes. The sessions will be moderated by HOA board members.

Funding for Legal Counsel assistance with the above has not been included in the Villas 2019 HOA budget. As a
result, a special assessment of all Villas homeowners is planned to cover these costs. The HOA expects additional
legal expenses of $20,000 (above currently budgeted levels) to be incurred in 2019. The HOA will be scheduling a
special meeting of all homeowners in May to vote on funding this special assessment. A $20K assessment is the
equivalent of approx. $66 per property parcel.

The Villas board members are saddened to see that a small group of homeowners have decided to show
contempt for board decisions by disrupting the day-to-day operations of the HOA, create complex legal
entanglements requiring Legal Counsel and place financial stress on the other homeowners of the community.
