Mowing, edging and cleanup
- Rainberry Villas and Rainberry Rec. Area have a contract with Landscape Manager company - to mow the grass in front of residences and on all of the Common Grounds.  These services are performed twice a month (Nov. thru Apr.), three times a month during the rainy summer season (May thru Oct.).

Trimming - Landscape Manager company also trims hedges and other greenery in front of Residences and on Common Grounds.  These services are performed once a month.

Mulch - Landscape Manager company mulches the Street-line Areas and on Common Grounds annually in Oct. / Nov.

Sprinkler Maintenance - Rainberry Villas contracts with Pro Edge to maintain the sprinklers both in front of and behind Residences and on Common Grounds.  Please report any sprinkler problems you notice - e.g., broken or plugged heads or flooding - by filling out a Sprinkler Work Order Form and placing it in the Sprinkler Maintenance Request Box at the intersection of NW 10th Place and NW 22nd Avenue.

Important Notice - The Villas of Rainberry HOA owns and operates the entire community irrigation system, both surrounding and within your property boundaries.  All maintenance and modifications to the system must be performed by the HOA contractor - ProEdge. Therefore, before performing any landscape or construction work that involves digging on the property, the owner must contact the Villas Director of Landscaping to arrange for ProEdge to assess the sprinklers and perform any work he deems necessary. This includes new plantings, fences, patios, walks, driveways, or buried electrical and plumbing. Please allow adequate time for ProEdge to perform any sprinkler work before commencing your landscape or construction project.
DO NOT allow your personal landscaper or handyman perform any work on the sprinklers.


Pool Maintenance - Pool chemical balancing is performed regularly by our contractor Summerland Pools Inc..  Other repairs are performed as required by one of our resident maintenance people or subcontracted.

Bathroom and Pool Area Cleaning - Is performed by one of our resident Maintenance people early every morning.  Once a month a contract cleaning service performs more intensive cleaning.

Landscape Spraying - The Villas has a contract with TurGreen to periodically spray the lawns in front of the residences and on all of the common areas with fertilizer and other treatments to control disease and destructive pests (residents are responsible for their own side and rear yards). Landscape Manager also sprays the areas in front of residences and the common areas for weed control in areas around fences, flower beds etc.

Important Notice - Reflectors - Some residents have told us that they are hypersensitive to these chemicals and have asked that TruGreen and Landscape Manager not spray their front yard.  (Note that refusing chemical treatments may result in deterioration or even death of the lawn and/or landscape features as a result of failure to address certain issues). To accommodate these residents the HOA has established a procedure whereby our contractors will skip a particular front yard if the resident displays a blue reflector in a conspicuous location on their front yard.  Residents are responsible for purchasing their own reflectors. These can be purchased at Big-Box stores like Home Depot or Lowes.
Maintence Requests may be made in writing and placed in this box located at the intersection of NW 10th Place and NW 22nd Avenue

Blue Reflectors-Homeowners may place blue reflectors in a prominent and visible place in their front yard  (area maintained by HOA contractors) to signify that they do NOT wish to have fertilizer, weed control or other treatments applied to their front yard.

Red Reflectors-Homeowners may place a red driveway reflector in front of shrubs, trees or plants maintained by the HOA landscape crew to signify that they do not wish to have that particular feature trimmed or pruned
