SECURITY REQUEST - Please, Do NOT call the guard


Some Rainberry Lake residents continue to call ahead to tell the guard they are expecting a guest or delivery.


                 Please, DO NOT do this.  Instead, let the guard call you when the visitor arrives. 


There are many reasons for this:


  • Calling ahead ties up the guard and his phone while he hastily writes down your name, address and name of your impending visitor.  While other visitors wait in line at the guard house.

  • If the guard calls, you are then aware that your guest or delivery is on the way and will arrive imminently.

  • When any visitor arrives, the guard must lookup the Resident's information, consult their Authorized Guest List, consult their Authorized Contractor List, check the Visitor's ID, and call the Resident.   Adding to this: consult a multi-page list of hand-written call-in names, addresses, and instructions is  distracting, time-consuming, burdensome and unnecessary. 

  • On a typical day the guards receive 3-5 pages of called in instructions from 50-80 resident's calling the guard house.  This has to stop.

  • Anyone can call the guard claiming to be a resident and authorizing access to themselves or others. Unless your name appears in Caller ID, the guard cannot confirm the identity of the caller.

  • Deliveries, especially perishable items, may be left at the wrong address if the resident is unaware of the imminent arrival. 

  • The guard is not likely to remember you or your call.   There are approximately 1200 driving-age residents living in Rainberry Lake.  Three hundred (300) visitors may pass through the guard on any given day, and we have five (5) guards. 

  • The guard's instructions are, when in doubt, make the call.  Please do not get upset when the guard calls you

.

  • The guard may not answer the phone when you call.  If so he is following proper procedure.  He is instructed to prioritize handling visitors.

South Pool Bathroom Refurbishing Project - update

 

The South Pool Bathroom Refurbishing Project is complete and the bathrooms are now open for use.  The interior of the bathrooms has beautiful new tile, fixtures, lighting, paint and doors.  There are hand dryers in each bathroom and the lights now operate automatically when someone enters.

 

The pool deck area outside the bathroom entry and around the showers has been fitted with DecoDrains so the water no longer puddles in these areas.  And the showers have new fixtures.

 

Air Conditioning was installed in the bathrooms to keep down the humidity that fosters mold and paint failure, and make the bathrooms more comfortable during the hotter summer months.

 

We will continue to lock the bathroom doors at around 8 pm and reopen them in the early morning, to discourage mischief when the pool, is officially closed.

IMPORTANT - New Villas Accounting Firm

 

On August 1st, Rainberry Villas transitioned from Gallup Accounting to a new Accounting Firm, Oxygen & Summit Association Services, LLC.  Oxygen will be responsible for the collection of the HOA Monthly Fees and  other Accounting Related Services for the HOA. 

 

Residents that currently have their monthly fee Automatically Deducted from their bank account do not need to do anything, as their monthly fee will continue to be automatically deducted.

 

Residents that currently mail a check and payment coupon, will receive and new coupon book and must now send their check and coupon to:

Callbox at the entrance


When our guard is off duty (after 8 PM), visitors must use the Callbox at the entrance to call a resident.  The resident then has the ability to open the Visitor's gate and admit their visitor or delivery.

 

The CommuniKey system is designed to work in conjunction with a free Smartphone app that residents should download and install on their phone.  The app enables a number of features that improves the likelihood that the resident will not miss that important call from their visitor or delivery.  These features include video viewing of the visitor, call history log, call redirect, and call rollover.

When you receive a call from the CommuniKey system:

 

  • YOU DO NOT HAVE TO DIAL 1 TO ANSWER THE CALL.  The call can be answered just like a normal telephone call.
  • To open the Visitor’s Gate and admit your guest, YOU MUST DIAL 1 TO OPEN THE GATE (not 9).
  • CALLS WILL ORIGINATE FROM (561) 228-1896.  To make sure the call is not blocked or ignored, please put this number in your phone contact list and name the entry Rainberry Callbox.

Holiday Message from the HOA Board of Directors

 

The Villas of Rainberry Board of Directors would like to wish all of our neighbors and their families a Happy and Healthy New Year.

Lake Management Presentation


The Lake Board has scheduled the Yearly Lake Presentation to be held on February 5th at 6:30 PM.  The meeting will be held in the Pines of Delray North Clubhouse and all residents of Rainberry Lake are welcome to attend.  The Lake Board and our Lake Management contractor - Solitude Lake Management - will report on the status of our lake and what they are currently doing to maintain the lake.  Solitude will be represented by Steve Carbol, our Project Manager who is a Senior Aquatic Biologist.

AltaOpen (previously OpenPath) - Cellphone Control of Entry Gate

 

Our RFID Tag entry system enables residents to pass through our entry gates without stopping. But sometimes residents are traveling in taxis or rental cars, or they may be driving a loaner or are riding home with a friend.  These vehicles will pprobably not be equipped with an RFID Tag. To accommodate these situations we have a system called AltaOpen, which enables residents to open the Resident's Gate using their cellphone. 


AltaOpen is a software application (app) that residents (residents only) may install on their Android or iPhone.  Once installed the app may be activated by the AltaOpen Administrator (RBL Rec Area Security).


Note that AltaOpen must NOT be used to admit visitors. It is NOT an alternative to our Callbox. If the resident is not at the gate when they use AltaOpen, the Administrator will be notified and the resident may loose their AltaOpen privileges.

Residents interested in getting AltaOpen may send a request via email to AltaOpen@rainberryvillas.com.


The email request must include:

 

1. The Resident's name and RBL address

2. The phone number of the cellphone on which they intend to install AltaOpen.

3. The email address for an email account that can be accessed on that cellphone.

 

Note that AltaOpen is not available to any guests, visitors or contractors, and a limited number of AltaOpen accounts are available to each residence.


Also, PLEASE DO NOT attempt to admit large-trucks or vehicles pulling trailers using AltaOpen. The gate will close on these vehicles damaging the gate and/or the vehicle.  These types of vehicles are NOT to enter the community between 8PM and 8AM.

 

Guard's Resident Database System

 

It's very important that the guard's database be up-to-date, including the names of all adult residents and all their contact phone numbers.  Otherwise, visitors or deliveries may be turned away by the guard if he is unable to identify a resident or contact them.


We are doing everything we can to keep the records current, however, if any resident believes that their information is missing or incorrect they may email us with their correct information, including names of guests or contractors they wish to allow entry (without calling ahead).


There is a special email address for this purpose - resident.info@rainberryvillas.com


Please note that the email message should include:

 - the Rainberry Lake address

 - the names of all permanent adult members of the household,

 - the phone number(s) the guards should call to announce a visitor

 - optionally, the full names of any authorized visitor(s)

 - optionally, the company name(s) of any authorized contractors


The resident may also specify the date(s) a contractor or visitor should be allowed entry. Or they may specify the names of anyone that should be denied entry.

Raccoons - There have been numerous sightings of raccoons in Rainberry Villas, especially around the area of NW 10th Place.  Raccoons are nocturnal creatures so it is not common to see them wandering during the day.  Doing so may be an indication that the raccoon is sick.

Last year at this time there were 2 confirmed cases of rabies in raccoons in Delray Beach. This is a very dangerous disease that can easily get out of control and become an epidemic. If a sight a raccoon that looks sick - slow lethargic, aggressive - call Florida Fish and Wildlife Conservation Commission, 561-625-5122.

DO NOT FEED THE WILDLIFE! It is against the law to feed raccoons, punishable by a $500 fine and a court appearance.  It's apparently popular to feel sorry for wildlife and 'feed the poor starving creatures'.  Don't fall for this.  If you feed them they become lazy and no longer forage for food, they become comfortable around humans and will eventually move in and possibly attack you or your pets, and they will proliferate until their numbers force us to take more drastic action to control their population.  Like hire a trapper which is perfectly legal.

Gate Crashers

 

When someone crashes through or forcibly breaks our Entry Gates and we have heard from Residents that they are concerned that these Gate Crashers are getting away with it.  Well rest assured that the HOA does take action against these perps.

 

We now have new security cameras at both pools and at our community entrance, and we work closely with the Delray Police Department to identify and track down these individuals.  In recent months we have successfully collected hundreds of dollars of damages from numerous Gate Crashers.

 

In more than one of these cases we were aided in our identification by residents that reported details of the destructive behavior.  So if you SEE SOMETHING - SAY SOMETHING.

 

For your own safety, do not approach the perpetrator(s).  If you can safely take a picture or get a licence plate number, great!
