Rainberry Lake - Rainberry Lake consists of two independent communities - The Villas of Rainberry and Rainberry Lake Homes - each with it's own Home-Owner's-Association (HOA). These two HOAs share the lake, entrance gates, main pool, tennis and basketball courts.
When you enter the Rainberry Lake community through the entrance gates, if you turn left you are entering The Villas of Rainberry (AKA Rainberry Villas or The Villas). This website is managed by The Villas of Rainberry. If you turn right, you are entering The Rainberry Lake Homes (AKA The Homes), not The Villas of Rainberry and you will need to contact The Rainberry Lake Homes HOA for any information regarding living in The Homes. New Rainberry Villas Homeowners - . By owning property within The Villas of Rainberry community you automatically become a member of The Villas of Rainberry HOA. Note that membership is not optional as the property deed requires that the property owner be a member of the association and comply with all of the Rainberry Villas Rules and Regulations.
New Home Owner "Sale or Alienation of Residence' Packet - All new Villas of Rainberry property owners (HOA Members) must complete and submit a Sale or Alientation of Residence Information packet. This will get you started as a new homeowner. By completing the packet you will initiate the following:
New homeowners should receive the blank information packet from their realtor. If you did not, the blank 'Sale or Alienation of Residence packet can be found on the HOA website www.rainberryvillas.com, under HOA Documents and Forms. Please send the completed packet (scan or take clear pictures of each page) to the Director responsible for New Residents at: newresidents@rainberryvillas.com. If you have questions, please email the HOA Director responsible for New Residents.
Registering for HOA Monthly Fee Payment - As a property owner within Rainberry Villas you are a Member of the Home Owner's Association. This means that you are obligated to pay a monthly fee to the HOA - Rainberry Villas - to cover maintenance and other expenses incurred by the HOA. Rainberry Villas contracts with an Accounting Firm - Oxygen Association Services, LLC (Oxygen) to collect the monthly fees and manage other Accounting type services. The new property owner must Register with Oxygen to initiate opening an account and receive a coupon book. Oxygen also has an Internet Portal and Smartphone app that the Member can use to manage their account, make payments and communicate with Oxygen.
There are two (2) pages in the Sale or Alimentation of Residence packet mentioned above used to Register with the Accounting Office. An Owner Information Form that is submitted to Oxygen to initiate opening an account. In addition, the property owner may opt to have their monthly fee automatically deducted from their checking account. The second form in the Sale or Alienation of Residence packet is an application to setup Automatic Debit of your fees. This latter form optional and should only be used if the homeowner wants to setup Automatic Debit.
Callbox - The Rainberry Lake entrance guards are on duty from 8 am to 8 pm, 365 days a year. After 8 pm guests and delivery persons must use the Callbox to contact you, the resident, and you can then open the Visitor's gate using your telephone to admit them.
Our Callbox (Communikey) has touch-screen for Visitor's to access a Directory of Resident Names. Visitor's can scroll through the list of names however it is far easier to use the Search keypad at the screen bottom. Entering the first few letters of the Resident's name (first or last name) will bring all applicable name matches. The Visitor may then tap on the name of the Resident they are visiting to call the Resident.
When the Resident answers, they may converse with their Visitor. If they wish to admit the Visitor they must press 'ONE" on their phone keypad.

Each Rainberry Lake address will be assigned a Directory Name in the Callbox and an associated phone number. This will be setup for you when you move in based on the information you provided on the Resident Information Form you submitted.
Landlords - If you own property within Rainberry Villas and plan to rent (lease) it out, note that there are legally binding restrictions governing your rights to rent the property (consult the Rules and Regulations) Assuming you're compliant with the restrictions, you and your proposed tenant must fill out and submit a Landlord / Tenant Leasing Information packet. Note that the HOA will conduct a background check on the proposed tenant and the HOA has the legal right to stop you from renting (leasing) to certain individuals.
A landlord may download a copy of the Landlord / Tenant Leasing Information packet from the HOA website under HOA Documents and Forms or by emailing a request to the Director responsible for New Residents newresidents@rainberryvillas.com. Please send the completed package (scan or clear pictures of every page) to the Director responsible for New Residents.
Tenants - Completing the Tenant-portion of the Landlord / Tenant Information packet will get the new tenant started as a new resident. Completing the Tenant information will initiate the following:
Short-term Rentals - Note that all Short-term Rentals are by definition a business and the HOA Covenants prohibit the operation of any business that The Board deems intrusive. Short-term rentals provide entry to the community and common amenities to unknown individuals in exchange for compensation. In addition, the HOA Covenants prohibit rentals (leases) of less than six-months and the proposed tenant must submit to a background check.Therefore, short-term rentals are strictly prohibited within The Villas of Rainberry.
Rules and Regulations - Residents of The Villas of Rainberry are legally bound by the conditions on their property deed, to comply with the Rules and Regulations of the HOA. These Rules and Regulations are designed to protect you and your property so it is imperative that all residents read and familiarize themselves with The Rules and Regulations. Obtaining a Pool / Tennis Court Key - Residents of Rainberry Villas may obtain a key (same key for the Tennis Court gates) for these facilities, free-of-charge, by requesting via email from pres@rainberryvillas.com. Access to Basketball Courts - The Basket Ball court is unlocked during the day but the gate is chained every evening around 8 pm and unlocked at dawn.
Obtaining RFID (vehicle) Tags - Rainberry Lake is a gated community. There are two barrier pole-gates at the community entrance, one for Visitors and one for Residents. The resident's gate will automatically open when approached by a small Radio Frequency Identification Tag (RFID Tag) that is affixed to the inside of the windshield. Tags are assigned by the HOA to a specific vehicle. Residents must not attempt to transfer or move a RFID Tag to another vehicle, as the Tag will be disabled if anyone attempts to remove them from the windshield or headlight.
Rainberry Lake entry gate RFID Tags are available to residents by sending an email to RFID@rainberryvillas.com. Please include your name, Rainberry Villas address and a call-back phone number.
RFID Tags are available for $20 each, cash-only. A limited number of Tags may be purchased for frequent-authorized-visitors. All RFID Tags must be applied by an HOA authorized representative. These RFID Tags cannot be transferred as they will become disabled if anyone attempts to remove them from the windshield.

AltaOpen (previously call OpenPath) - AltaOpen is a system that enables residents to open the resident's entrance gate using their cellphone. Alta-Open is NOT an alternative to the RFID Tag system. It is to be used by residents when traveling in a vehicle other than their regular RFID equipped vehicle - a loaner, rental or friend's car. It is available only to residents. Each resident is eligible for one or two AltaOpen accounts. Any attempt to transfer or copy the account will cause the account to be disabled.
NOTE: AltaOpen must NOT be used to open the gate unless the account holder is looking at the gate thus monitoring the progress of the entering vehicle. Therefore, it cannot be used to remotely admit visitors. Attempting to do so will be detected and the account disabled. AltaOpen is a privilege, not a right.

1 - The Rainberry Lake resident's name and Rainberry Lake address
2 - Their personal cellphone number
3 - Their personal email address (must be accessible from the cellphone in 2)

Registering resident's Contact information - With the guard and the Call Box, including adding authorized guests and contractors (by 'authorized' we mean authorized entry without the guard announcing their arrival). This information should be automatically entered if you submitted a completed Resident Information Form when moving in. Otherwise, to submit any changes, please email a scan or good photogram of the information to resident.info@rainberryvillas.com
Exterior Property Renovations or Modifications - All exterior property modifications or renovations must be authorized by the HOA Architectural Review Committee (ARC) before any work commences. This includes painting, windows, doors, walls, fences, driveways, walkways, roofs, patios, pavers, awnings, screened areas, major landscape changes or planting of trees or hedges, sheds, playgrounds and any other exterior construction or ancillary structure.
