Rec Area - The communality entrance, guards, gates, tennis courts, basketball court, south-pool, parking lots and common grounds in the areas surrounding these amenities are owned and managed by Rainberry Lake Recreation Area Inc. (Rec Area). This corporation is owned by The Villas of Rainberry HOA (The Villas, 2/3 stake) and Rainberry Lake Homeowners Association (The Homes, 1/3 stake).
Funding - The Rec Area is funded according to the respective ownership share of each HOA to cover the annual budget for day to day operations and planned maintenance of the property and facilities. Should the need for extraordinary maintenance arise, the two HOAs may allocate additional funds to Rainberry Lake Recreation Area Inc. according to their respective ownership share.
Rec Board - The governing body of Rainberry Lake Recreation Area Inc. is it's board (Rec Board) which is comprised of six directors appointed from the boards of the two owner HOAs, in accordance with the original HOA documents.
Reporting - The Rec Board holds regular meetings to discuss and make decisions related to the operation and maintenance of the Recreation Area property and amenities. Each HOA (The Villas and The Homes) will report on the Rainberry Lake Recreation Area Inc. activities at their respective regularly scheduled meetings. Therefore, members (property owners) attending their respective HOA meetings will have the opportunity to hear reports detailing activities and issues related to the Recreation Area. For the sake of expediency and to eliminate redundency, meetings of The Board of the Rainberry Lake Recreation Area, Inc. may be closed meetings.
